Commercial Roofing
We recommend complete roof inspections be performed annually. Annual check ups provide homeowners with peace of mind knowing that potential issues can be identified early before they become more costly problems.

Severe weather: In the event of a severe storm, high winds, or hail it is wise to have a post storm inspection to check for damage. Older roofing systems: As a roof ages, more frequent inspections might be necessary. This will help identify rapid age degradation and help anticipate when a replacement might be needed.

Roofs with overhanging trees: When trees overhang roofing, fallen branches and debris may accumulate which can trap potentially roof damaging moisture. More frequent inspections can ensure any debris isn’t causing moisture damage.

2) What are signs that I need a repair or new roof? Missing or Damaged Shingles: Shingles that are cracked, curled, buckled, or missing altogether are some of the obvious signs of roofing damage. Granule Loss: For asphalt shingle roofs a large number of granules in your gutters or on the ground around your home indicates that the shingles are deteriorating and losing their protective layer.

Algae Growth or Dark Streaks: While algae or dark streaks can be simply a cosmetic issue they can also indicate moisture retention issues on the roof surfaces. Cracked or Damaged Flashing: Flashing is the material around chimneys, vents, skylights, and valleys. If flashing is cracked, bent, deteriorated, or missing leaks may occur. Sagging Roof Deck: A sagging or drooping roof can indicate structural issues or significant water damage to the underlying roof deck. Water Stains or Leaks Inside: Stains on your ceilings or walls, especially in the attic, are a major indicator that water is penetrating your roof. High Energy Bills: Unexpectedly high energy bills could indicate a deteriorating roof with poor insulation or ventilation. Age of the Roof: Most asphalt shingle roofs have a lifespan of 20-25 years, while other materials such as metal or tile may last much longer. If your roof is nearing the end of its lifespan, it might be time to contact a roof repair expert. Daylight Showing Through Roof Boards: If you can see light coming through the roof boards in your attic, it means there are gaps or holes that need to be addressed. 3) How long does a typical roof last in Texas? Asphalt shingles are the most common type of roofing material, especially for residential homes in Texas. 3-Tab asphalt shingles have the shortest lifespan, typically lasting 15-20 years. Architectural shingles are more durable and can last 20-30 years. Metal roofs are known for their durability and longevity. They can last anywhere from 40 to 70 years or even more. Tile roofs are also very durable and last 50 years or more, often exceeding 100 years in some cases. Wood shakes or shingles generally have a shorter lifespan in Texas in comparison to other materials due to the potential for rot, pest infestation, and fire. With rigorous maintenance wood shingle roofs might last 20-30 years. TPO and PVC (for flat or low-slope roofs) are common on commercial buildings in Texas. Their lifespan typically ranges from 20 to 30 years, depending on the specific product and maintenance. 4) What are the most common causes of roof leaks? Damaged or missing shingles are one of the most common culprits of roof leaks. Damaged or improperly installed flashing can allow water to seep between areas around chimneys, sunlights, vents, and valleys. Clogged gutters and downspouts can create standing water which may make its way under the shingles or behind the fascia boards. Cracked or damaged vent boots can result in water leaks around vent pipes. Damaged skylights that have compromised seals or flashing can allow water into your home. Chimney damage such as cracks in the masonry or cracked flashing can be another cause for roof leaks. Ice dams form when melted snow refreezes at the eaves. These dams may prevent proper draining, causing water to backup under shingles. Punctures or holes caused by falling branches, dish installation, foot traffic on the roof, and other impacts, even when small, can allow a significant amount of water to enter a structure. Aged roofing materials naturally break down and become less effective at repelling water, making the roof more susceptible to leaks. 5) What’s the difference between repairing and replacing my roof? Roof repair focuses on addressing localized issues on your existing roof. This is an appropriate solution when damage is confined to a specific area and the rest of the roof is in good condition. Roof replacement involves removing the existing roofing material down to the roof deck and installing an entirely new roofing system. This is necessary when the roof has widespread damage, is nearing or has exceeded its expected lifespan, or has underlying issues that can’t be effectively addressed with simple repairs.
