Let's be honest: to buy a home in Gurgaon's real estate market right now feels like a high-stakes game. Prices are going up, new launches are everywhere, and every developer claims their project is the best investment of the decade. So when Signature Global rolled out Daxin Vistas along Sohna Road, South Gurgaon, many buyers started asking the same question: Is this one worth it? We've dug deep into the numbers, the location realities, and what real buyers are saying. If you're considering Signature Global Daxin Vistas in 2026, this guide is for you no marketing fluff, just the facts.
What are Signature Global Daxin Vistas?
Signature Global Daxin Vistas is a large-scale integrated township project spread across 125+ acres in Sector 35, Sohna, South Gurgaon. The project is positioned along the Gurgaon–Sohna Elevated Road and sits right on the Delhi–Mumbai Industrial Corridor (DMIC), two infrastructure lifelines that give this location a serious edge. The residential offering here consists of premium independent low-rise floors available in 3 BHK and 3.5 BHK configurations, featuring a stilt + 4-floor structure. With 3,039 designed units, this isn't a small project. It's designed to be a self-sufficient township that includes a commercial hub, an A+ school, IT/ITES plots under the Daxin Business Park, and Club Anandam, a grand clubhouse that stands out even among luxury offerings in Gurgaon. The project has received HARERA approval (RERA Registration No.: GGM/869/601/2024/96), and the expected possession timeline as per RERA is December 2028.
Let's Talk Location Because That's Where the Story Starts South Gurgaon has become one of the fastest appreciating real estate corridors in the entire Delhi-NCR region. And Daxin Vistas isn't just in South Gurgaon; it sits right at the foothills of the Aravalli Hills, which means better air quality, more greenery, and a pollution-free environment that central Gurgaon can't offer. Here's what the connectivity looks like to daily commuters: Rajiv Chowk (NH-48) is about 13–15 minutes away via the elevated road. Golf Course Extension Road sits just 5–8 km out. The Southern Peripheral Road (SPR) is reachable within 10 minutes. IGI Airport is a 30-minute drive. The Gurugram–Sohna Elevated Road offers a signal-free commute straight into the heart of the city. There's also a planned Metro Yellow Line extension from Huda City Centre that, once operational, will improve public transport access to this corridor. That alone could trigger another round of property appreciation. Institutions like GD Goenka World School and KR Mangalam University are within a 5-minute drive, and hospitals, including Medanta, are accessible without fighting major traffic.
What Does Daxin Vistas Cost in 2026? Pricing is where things get interesting. When the project launched, it offered 3 BHK independent floors with a super area of around 1,215 to 1,550 sq. ft., plus a basement of 290–306 sq. ft. In 2026, here is where the numbers stand based on current market data. The average asking price in Q4 2025 reached ₹13,950 per sq. ft., up from ₹13,050 per sq. ft. at the start of that year, a 6.9% quarter-on-quarter rise in just three months. The base price for 3 BHK+Study units ranges from ₹2.10 Cr to ₹2.34 Cr onwards, based on the floor and unit configuration. Phase 1 launched with 700 units and an Expression of Interest (EOI) amount of ₹5 lakhs. The builder is also offering complimentary car parking (valued at ₹5 lakh) and a complimentary club membership — both of which add tangible value to the base price. Add the modular
kitchen, AC installations across all bedrooms and the drawing room, and private lifts, and the overall value proposition starts making sense even at a ₹2.3 crore price point.
Who Designed This Project and Why That Matters Real estate buyers in Gurgaon have grown more design-conscious, and for good reason. Hafeez Contractor, a Padma Bhushan awardee and one of India's most celebrated architects, designed Daxin Vistas. The Singapore-based global firm Aedas, with 12 offices and 54 recognized projects worldwide, is also involved in the master planning. The community features 52-meter-wide green boulevards, 22 km of pedestrian paths, a Miyawaki forest, and 50% open spaces across the township. A grand double-height lobby at Club Anandam sets the tone the moment you step in. Buyers who've toured cramped high-rise towers in Cyber Hub areas find walking into a low-density township with this kind of spatial planning different.
The ROI Picture: What Should Investors Expect in Reality? This is the section where most project brochures get vague. We're going to be straight with you. Daxin Vistas sits in a corridor where property prices in the broader Sector 36 / Sohna Road belt have already appreciated by over 51% between 2016 and 2025. That trend didn't happen by accident; it tracks with infrastructure development, corporate office expansion, and the migration of professionals who seek cleaner and quieter living options close to Gurgaon's tech hubs. Looking at 2026 and beyond, several key drivers support the investment case. The Delhi–Mumbai Industrial Corridor passing through this zone is expected to bring massive commercial activity, jobs, and long-term demand for residential properties. The Gurugram–Sohna Elevated Road is already operational, removing the biggest historical complaint about South Gurgaon: the long commute. The upcoming Daxin Business Park within the township itself will house IT/ITES offices and display showrooms, which drive rental demand for residents in the same community. Rental yields in this micromarket are expected to have an upward trend as South Gurgaon's professional population grows. Investors who purchase a ₹2.2 Cr unit today and rent it out after possession in late 2028 could expect gross rental yields between 3.5% and 4.5%, with further capital appreciation layered on top of that.
A Few Things You Should Know Before You Sign Anything Every excellent buyer's guide owes you the honest points to consider, not just the highlights. Here are a few things to factor into your decision. Possession is in December 2028, which means you're looking at a 2.5 to 3-year wait from today. If you're buying to use, plan your existing living situation. Sohna Road's infrastructure has improved but still lags behind Golf Course Road or Dwarka Expressway in terms of social
density, though that gap is closing. If you're an investor banking on short-term flipping, this isn't the right project. The real wealth creation here is to consider patient investors and end-users who will benefit from the township's 10-year appreciation arc.
How Does Signature Global Stack Up as a Builder? Signature Global was founded in 2014 and spent its early years building credibility in the affordable housing space across Gurgaon. Their shift into premium and luxury housing gained momentum in 2024, and Daxin Vistas is one of their flagship bets in the luxury-lifestyle segment. They are RERA-compliant and have a listed company structure. They have delivered multiple projects across Dwarka Expressway, SPR, and New Gurgaon, giving buyers a traceable delivery history. Buyers who place importance on builder credibility alongside project specs will find that Signature Global's growing footprint in the NCR luxury segment and their public listing add a level of accountability that many smaller developers simply can't match.
So, Is Signature Global Daxin Vistas Worth It in 2026? Here's the direct answer: for the right buyer, yes, it is. If you're a professional family seeking spacious low-density living with green surroundings, excellent schools nearby, and the ability to reach Gurgaon's commercial hubs in under 20 minutes, Daxin Vistas checks boxes that very few projects in this price range do. For investors, the consistent quarter-on-quarter price appreciation of 7% in Q4 2025 alone combined with the DMIC proximity, metro corridor plans, and a thriving South Gurgaon real estate market makes this a sound mid-to-long-term investment. The independent floor format with private lift access, terrace rights, and Aravalli-facing views adds genuine lifestyle differentiation that will command premium resale and rental values over time. As with any property purchase, do your due diligence; verify the RERA registration at haryanarera.gov.in; walk the site before committing; and align your purchase timeline with the December 2028 possession date. But if your instinct is telling you that South Gurgaon is the next big story in NCR real estate, Daxin Vistas puts you right at the start of that story—not after it's already been written.
