• Wildlife habitat on both the land and water. Numerous deer frequent the property and squirrels play among the pines and oaks. Turtles and ducks enjoy the serenity of the lake and creek. • State-of-the-Art potable water distribution system. This compares favorably to many rural areas that are confined to wells, which are costly to maintain and can become unsafe to drink from. • Precision and attention to detail in all areas. This quality results from engaging with the best team of professionals and studying top-ranked developments throughout the United States. The development team then implemented these best practices and scaled them for a 10-lot community. • Deep water, protected fishing holes that include trophy bass. • Community garden with each lot owner provided their own gardening plot of 5’ X 15’. This is a potential amenity based upon demand.
Key Ecological Areas of Oak Reserve • Oak Lake o A spring-fed natural lake with depths exceeding 20’. This pristine lake includes abundant wildlife, including bass, bluegill, numerous bird species, turtles, and ducks. o Based on an ecological study of Oak Lake, a variety of largemouth bass exist resulting in a one-of-a-kind fishing experience. o Oak Lake is considered a very healthy lake based on the presence of native aquaplants, such as duckweed, lily pads, ferns, buttonbush and many more species that nourish the wildlife and enhance water quality. This combination of aquaplants is rear in Florida and serves to create a native look and feel. • Monk’s Passage o This winding “Passage” through the lake grass connects Oak Lake to Oak Creek. The passage is named for the naturalist and landscape architect, Tony Monk. Tony was instrumental in designing the Oak Reserve entry feature. • Oak Creek o This creek runs in a North/South orientation and provides interesting views of native Florida upland and wetland habitat. By navigating Oak Creek towards the south, one will arrive at the southern wetland system to enjoy more fishing, bird watching, and relaxation. • Oak Island

Oak Island also serves as a natural, serene buffer for the eastern boundary of Oak Reserve. • South Island o Located on the south boundary of the property, South Island is a passive community amenity that provides a view of the diverse natural habitat as well as a picnic and paddle launching spot for all lot owners. South Island serves as a natural boundary for the southern portion of Oak Reserve. • Uplands o The upland portions of the property are unique and unspoiled due to decades of passive use that allowed the oaks and pines to flourish in their natural environment. The property’s soil type is very conducive to strong plant and tree growth (as well as building upon). o Species of oak include Live, Laurel, and Water Oaks. Many of the oaks are classified as Grand Oaks and will be protected. Oaks on their way to “Grand” status are classified as “Trophy” oaks and are also protected through the Design Guidelines. o The unique 10 + acre pine forest is a defining feature of the property and will be preserved to the greatest extend feasible. Areas of the forest will be setaside in both common and private ownership. • All of the above-named areas are owned in perpetuity by the Oak Reserve Property Owners’ Association (ORPOA) in order to ensure their protection, upkeep and enhancement for all owners.

A Unique Philosophy to “Design with Nature” • The land planning principle of “Designing with Nature” was popularized by worldrenowned landscape architect Ian McHarg and has resulted in numerous awardwinning communities throughout the world. The essence of this approach is to integrate high-quality development with the natural setting. Specifically for Oak Reserve, land clearing was minimized, thousands of trees were protected, the roadway was painstakingly designed, lots were configured for the best views and privacy, and much more. While this approach takes longer, costs more and results in less lots, the end product and community is superior to the typical subdivision. Very few developers are willing to follow McHarg’s principles for quality and working with the natural beauty of the land. The few that do have created the best Please Visit www.OakReserveTampa.com

communities in the world that stand the test of time. In Oak Reserve, just 10 owners will be able to lay claim to enjoying the rewards of this premium approach. • Protected common open space o Both upland and wetland areas owned in perpetuity by the ORPOA. • Protected private open space o Areas located on private lots within Oak Reserve, which are restricted from development in order to maintain the natural beauty of the land. All lots will have access to Oak Lake and Oak Creek. Lots 4-9 will have direct access to Oak Lake. Lot 10 will have direct access to Oak Creek. Lots 1-3 will have access to Oak Lake and Oak Creek via the South Island owned by the ORPOA.
