Health and wellbeing tops housing agenda
FAÇADE2016 awards
Research commissioned by SaintGobain UK & Ireland shows the public’s interest levels in the home environment and how the current issues in the home centre around health and wellbeing. A detailed study of 3,000 people found that 90% of homeowners and renters want a home that doesn’t compromise their health and wellbeing, while almost 30% would be prepared to pay more for a home that doesn’t compromise their health and wellbeing. Saint-Gobain, designer, producer and distributor of construction materials, also found that the top three health and wellbeing issues in respondents’ existing homes were: · Homes that are too cold in the winter · Noise from adjoining neighbours · High energy bills Stacey Temprell, habitat marketing director for SaintGobain UK & Ireland, said: “Almost 30% of people would be prepared to pay more for a home that doesn’t compromise their health and wellbeing, while 95% of people make some effort to look after their health and wellbeing. The survey reflects the public’s concern and connection between our health and wellbeing and the spaces we occupy on a greater scale than some might have expected.
“The survey highlights the demand for improved living spaces, so the industry needs to close the gap between what occupants want from a home and what they’re actually receiving. It’s down to the industry to provide solutions to the common problems in the home, which can have a serious impact on occupant health and wellbeing.”
The Society of Façade Engineering (SFE) has called for entries to FAÇADE2016. It is the third in the series of the international competition that is designed to recognise, reward and promote excellence in the key discipline of façade design, engineering and application. The society has called for entries to be submitted by 31 October 2016. Created, managed and judged by some of the world’s leading exponents of façade engineering and design, recognition through
the competition is increasingly regarded internationally as a serious and highly desirable accolade. For 2016, the winners will be announced at the Glass Supper before an audience of some of the world’s leading architects and building engineers. This year, the event takes place on 1 December at the historic and architecturally renowned Gibson Hall in the City of London. Three awards will be presented in 2016: Façade of the Year – New Build; Façade of the Year – Refurbishment; Façade of the Year – Innovation. International applications are welcome from individuals, companies and project teams. Any façade contract practically complete between 31 December 2014 and 31 December 2015 and not previously entered in an SFE competition will be considered for the awards. New community centre for Bicester
Countryside Properties (Bicester) has secured planning approval for a new community centre to serve its thriving Kingsmere development in Bicester, Oxfordshire. Located adjacent to the new primary school at the heart of Kingsmere, the new multi-use community centre will be part of the new community hub, built around an attractive landscaped public square, to serve the growing number of residents moving to the new village community. The community centre will provide local residents and community groups of all ages, with ample space to congregate and hold private functions with a ground floor café, multi-purpose hall and a dedicated youth facility in the adjacent building.

Tackling Brexit challenges BSRIA was present at a recent meeting held by members of the Construction Industry Council (CIC) to discuss the opportunities and challenges posed by Brexit for the built environment professions and the potential added value of working collaboratively to maximise opportunities and deal collectively with the challenges. Members agreed to provide policy input and support to the working groups established by Sir John Armitt with support from the ICE and to other initiatives being developed by the Royal Academy of Engineering – the ACE, RIBA and RICS. The database provided by the CIC membership of professional bodies in the built environment will be used to gather data and information through regular surveys.

CIOB launches call for evidence as part of Government-led housing taskforce The Chartered Institute of Building (CIOB) has launched a call for evidence into skills, materials and new technology in the housing sector. The work forms part of a wider coalition – the National Housing Taskforce – which has been convened by the Royal Institution of Chartered Surveyors (RICS) and the All Party Parliamentary Group (APPG) for Housing and Planning. The Taskforce, which has already met with new Housing Minister, Gavin Barwell MP, is operating across 12 distinct areas of work to take an holistic view of how to tackle the housing crisis, covering everything from planning reform to housing associations, and construction skills to mortgage finance. Each workstream is being led by a relevant organisation which will submit recommendations to the Taskforce later in the year. The CIOB’s work-stream is charged with addressing the main issues in the
construction labour market, including availability, productivity and diversity. Additionally, it will look at materials and new technology, primarily off-site manufacture and modern methods of construction (MMC), including how they link to skills. The call for evidence can be accessed at: http://policy. ciob.org/consultation. David Hawkes, CIOB policy manager, said: “At its most basic level, what this work-stream boils down to is capacity. Studies have shown the housing sector needs 120,000 new employees just to meet the required annual level of homes the UK needs. At the same time, housebuilders say they cannot build more than 150,000 homes per year via conventional means. “What this suggests to us is that we need more people working more productively and we have to work out how best to utilise and implement new technologies, materials and processes.”

Digital conference systems: A local government necessity? Meetings involving a large number of stakeholders are common in local government but traditional meeting scenarios are time (and therefore money) consuming, involve forests of paperwork and can be restrictive in terms of the circle of people who can be involved. Commercial businesses use a range of IT tools and systems, including the latest conference systems, to make meetings more efficient, which local government could emulate. Alan Kemp, technical services manager at PEL Services explains how... What are conference systems? The primary function of a conference system is to ensure speech intelligibility; clarity and the ability to screen out interference from unwanted sounds is vital. However, the more advanced Conference Systems on digital platforms go so much further, enabling the integration of audio, video and meeting content, along
with internet access, as a complete package. Each participant has a desktop console which has its own microphone, camera and screen. An operator PC forms part of the system to oversee meetings, control discussions and monitor processes. All data running through the system is securely encrypted.
What are the benefits of digital conference systems? networks (while remaining secure) rather than requiring a dedicated network, and that have been designed to be easy to use, i.e. that do not require an Audio Visual technician to operate. Even then, can the benefits be justified when budgets are tight? You’d be surprised: Improving efficiency – Valuing peoples’ time A quality conference system provides exceptional audibility for all, including participants with a hearing disability, so there is often less repetition involved.
With a digital system, documents and presentations can be accessed instantly (with the correct authorisation of course) and shared with everyone on their own monitors in seconds, all in high resolution. No waiting required. Accessing information from the internet is also at the touch of delegates fingertips. Last, but not least, if you have a digital system that features both video and audio, people who are located further afield could participate in the meeting remotely. This cuts down on travel and associated costs (also good for sustainability) and reduces the likelihood of people being late. As a result, meetings can be scheduled and then run quicker and more efficiently. Green thinking The most obvious form of waste at a meeting is paper. A digital conference system enables a paperless meeting as all documents can be viewed on screen, even by remote participants. The equipment itself can be very flexible, so pick wisely and opt for a conference system that can be readily expanded or upgraded without equipment redundancy. Democracy in action – The information age Using digital conference systems, participants can not only readily interact with each other via audio and video, but also with those not physically present, through the sharing of information in real time or even broadcasting the meeting live over the internet. It enhances the democratic process and encourages involvement. Conference systems in action PEL Services has installed many conference systems. Its most recent project, although for a central government, provides real life examples of the benefits to be had from such systems for local government to consider. The Ghanaian Parliament
debating chamber in Accra recently underwent a complete refurbishment to accommodate an increase in the number of MPs. The new chamber has been reshaped to ease congestion and completely refitted with new audio visual and communications systems to ensure the most effective use of the parliamentarians’ time. This has included a Bosch DCN Multimedia Conference System. Delegates now have all the information they need at their fingertips using touch-screen interactive multimedia conference devices. This enables MPs to vote electronically, retrieve documents and share presentations in high resolution, as well as accessing the internet. These features satisfy the parliament’s desire for a paperless environment. Superb speech intelligibility is guaranteed from the high-directive technology incorporated into the conference device’s microphone, a built-in, two-way loudspeaker system which more accurately represents the sound spectrum and the system’s proprietary intelligent Acoustic Feedback Suppression. HD cameras have been incorporated into the system that enable participants to clearly view the Speaker of the House and each participating delegate either on their desktop device or the curved large format LCD screens, and/or large screen projectors. The conference system installed in the Ghanaian parliament may be a particularly large one and it may be overseas, but the benefits are readily transferable to local government in the UK. These systems make for more efficient and effective communication and, in an era of austerity, that can’t be a bad investment.

Taking place at the Birmingham NEC from 18-20 October, UK Construction Week combines nine shows in one location. With over 24,000 trade visitors last year – a figure expected to double at this year’s event – the show boasts over 1,000 exhibitors. A shining light of sustainability
The University of Bradford Business Centre is a bright light of sustainablity with best in class BREEAM performance. PSB finds out more... The Bright Building, a mixeduse project created to enable Bradford University to support and interact with local businesses, has been acknowledged as a true sustainability exemplar having the highest BREEAM Outstanding rating ever seen in the education sector. The awarding of BREEAM Outstanding final certification to the University of Bradford Bright Building confirms it to be a sustainability exemplar and an embodiment of the business research centre’s forwardthinking ethos. This is a commonly expressed goal in the industry, however, the project’s 95.2%
BREEAM score makes it the highest ranking building in the education sector and among the most sustainable buildings of its kind yet created. The £6m building was purposebuilt to create the front door for the University of Bradford. Located in a prominent location on the City Campus it provides a link between the university and the business community, which is encouraged to use its flexible and collaborative office space. As client, the University of Bradford set the goal of delivering a landmark, world-class building. It wanted the building to be a focal point on campus to underpin the
University’s Ecoversity programme which embeds sustainability into every aspect of its operations. The building was designed by architect, Farrell and Clark, to incorporate highly sustainable building materials and techniques which place this building at the cutting-edge of innovation within the construction sector. This ultra-efficient passive design delivers extremely low, in-use energy. Its performance is approximately 85% better than CIBSE TM46 good practice energy benchmarks, with total energy
15 consumption at just 30kWh/m2 per annum. Its excellent energy efficiency is reflected in the fact that only 50% of energy costs are attributable to heating. In the construction of the building, careful attention was paid to the specification of materials, with 90% of all key building materials and 95% of all hardstanding and boundary materials achieving an A or A+ BRE Green Guide Rating. The building’s timber framed structure features Hemcrete external walling. A hemp and lime wall system, which locks in 110kg of CO2 per m2 of wall. A total of 350m2 of Hemcrete was used, making the Bright Building the world’s largest monolithic Hemcrete building, which absorbed over 50 tonnes of CO2 in the curing process.
The upper floors were created in Lytag concrete, a waste byproduct that combines pulverised fuel ash from coal-fired power stations with void formers to reduce the concrete’s weight and volume. Additionally, 30% of all aggregates used on the project were recycled and sourced within 30km of the site. The building has no mains gas or mains electricity, although it is connected to the university’s self-generated private electricity network for back-up purposes. Instead, it features passive solar design, including south-facing trombe walls which exploit heat gain in winter via a glazed external face which heats an internal thermal mass layer separated by an air gap. In addition, solar chimneys have been included to provide natural ventilation, heating and lighting. Active sustainable
technologies include solar photovoltaic panels linked in a balanced manner to an air source heat pump. The non-standard aspects of the design saw the scheme secure four credits in the Innovation section of BREEAM representing exemplary performance. The BREEAM process itself provided a framework to co-ordinate the project team around meeting a variety of sustainability goals. Andy Hague, project manager at the University of Bradford, commented: “The project is a true testament to the way BREEAM can drive forward the sustainability aspirations of a large organisation. BREEAM provided a key measure against the estates team’s determination to achieve a high rating and was an essential tool for the project’s highly committed delivery team by breaking each goal into smaller and more manageable targets.” The Bright Building has been recognised in various awards, including picking up the Best Sustainable Project in the Local Authority Building Control (LABC) Building Excellence Awards 2013 and Highly Commended in the Green Gown Awards 2015. As well as being an inherently sustainable building in its construction and performance, the Bright Building is used as a resource by sustainable companies. This helped the project achieve its class-leading BREEAM score by showing how sustainability can be economically regenerative and productive. The project has embraced every aspect of BREEAM and, as a result has harnessed all of the method’s benefits in reaching its goals.

Designer Contracts has launched a new website, giving its customers an easy-touse portal for up-to-date information on its range of both domestic and commercial products. The website details the infrastructure and services that back up its position as an established and experienced national flooring contractor, presenting a strong visual identity which has been developed with simple, clear navigation in mind. The latest online content features information on the sectors in which the company operates, from new build, social housing and housing associations, public sector and local authority to healthcare and education. It also gives the company the opportunity to showcase its most current product ranges, including floorcoverings, curtains and blinds, furniture and lighting and its show home design service.
Islington Customer Centre Olivers Contracts chose a UZIN system to install luxury vinyl tiles at the Islington Customer Centre. Approximately 900 m2 of old flooring had become contaminated and worn from general foot traffic. Overall, the floor appeared soft and a little unstable. A further concern was that premium luxury vinyl tiles needed to be installed within open and expansive areas containing large windows. Consequently, the floor would be subject to a considerable amount of natural light and potential heat. The floor preparation and installation therefore had to be perfect so Olivers Contracts turned to UZIN’s premium quality product systems to resolve the problems. A Wolff Samba machine with a diamond bits was first used to remove all contamination and loose latex. UZIN PE 280 primer was used to create a barrier between the cementitious subfloor and UZIN NC 110 calcium sulphate based smoothing compound. The luxury vinyl tiles were then installed with UZIN KE 66 high temperature adhesive. The project was completed without any complications. The client was exceptionally pleased with the finish throughout all areas and there hasn’t been any subfloor or product failure since. Gareth Jenkins, Project Manager at Islington Council said “I am very pleased with the quality and appearance of the finished flooring.”

How to be street smart The quality of our streets and public spaces has continued to move up the agenda to be at the very forefront of local authority minds, as they try to improve the quality of life for their residents, as well as the impression they leave on visitors. The general aspiration for a streetscape is a high quality, well-designed place that is vibrant, fun and enjoyable to spend time in. Public realm also needs to be comfortable and safe for pedestrians as well as accessible to all. Plus, with local authority budgets ever tightening, cost is king. Ian Geeson, technical manager for Charcon, considers how clever design and appropriate maintenance planning can add to the longevity of public streetscape, reducing the need for costly repair programmes... Streets account for about 80% of public space in urban areas. Therefore, they are the primary space for public interaction and activity in our towns and cities. Despite their importance to our daily lives, in the late 1990s and early 21st Century, it was felt across the UK that our streets lacked investment and good management and needed
addressing. Since then, we’ve seen a steady rise of streetscape projects in local authorities up and down the country. When it comes to streetscape design, there is often a tension between creating a streetscape that fulfils the design ambition and the requirement for functionality, manageability and perhaps, most importantly, longevity. It is not
unfair to say that sometimes planners get so wrapped up in the big design ambition, that consideration to potential areas subject to higher levels of dirt are overlooked and simple solutions missed, which can result in significant expense for local authorities further down the line. It is vital that planners have a common sense approach to hard
21 landscaping design and specification, considering patterns of social and human behaviour, in order to preserve the quality of the streetscape for the longest possible duration and reduce costly and unnecessary maintenance costs. In my experience, planners often look at the overall vision, rather than the detail. They need to consider what it will look like in ten years’ time, not just what it looks like when it has been laid. In the same way that most wouldn’t consider cream, deep pile carpets for their hallway, simple steps can be considered around seating areas, bins, edging to soft landscaping and entrances to shops. You can reduce the impact of dirt by potentially using darker paving around seating areas, bins, areas with high potential for foot traffic or fast food outlets. Equally, textured paving is harder to clean, so opt for a smooth surface finish. Alternatively, you could apply sealant in these areas to reduce the effects of staining and improve
the effectiveness of any cleaning and maintenance regime that is in place. Benches need to be in sensible, not just convenient, locations. For example, if you put a bench right outside the entrance of a building, people will naturally congregate there – eating, drinking and smoking. Paving is more likely to be stained and, before long, your entrance will deteriorate, bringing down the quality of the streetscape surrounding it. Streetscapes have to be practical on every level, as well as aesthetically pleasing. City centres need plenty of bins so it’s easy for people to dispose of food packaging, chewing gum and cigarettes. If you veer away from providing too many, on a design basis, you’ll pay the price very quickly. It is surprising how many streetscape schemes are installed that have not been given due consideration to the effects of dirt, look superb for a number of months but then deteriorate relatively quickly because two
critical things were forgotten – protection and maintenance. Hard landscaping can be treated with a post-applied sealant after it is laid. It works to protect the surface from everyday staining and damage but it’s too often an afterthought, applied too late or not at all. It is also vital that a cleaning and maintenance regime is invested in – and, while a street sweeper is effective in most areas, there are other areas where a more concentrated cleaning regime is appropriate to keep the whole streetscape looking good. Far too often, an appropriate maintenance programme isn’t scheduled in, with significant long-term consequences. There are a host of ways that staining can be prevented if it is considered at the design stage. In areas where there is soft landscaping, leaves, bark chippings and dirt can be washed onto paving and stain, so design detail such as incorporating a retaining edge or wall can work well. Rainwater can be a big issue because much to people’s surprise, it is dirty and therefore stains when it is allowed to fall onto concentrated areas, for example, dripping off overhangs onto paving directly below. Hard landscaping is integral to every streetscape, as is the way in which it interfaces with the rest of the streetscape around it. Simple design considerations for reducing the impact of dirt on the overall project should be incorporated in the design stage instead of simply being specified long after the design has been finalised and, in many cases, after the product has been installed and opened for public use. Planners need to consult with their architect, contractor and supply chain to understand exactly what’s required and that the detail, right down to individual product specification, is well thought through.

Greenery – the benefits beyond aesthetics Kenneth Freeman, head of innovation at Ambius, discusses how to create a great first impression using plants and replica foliage and looks at the added benefits of both indoor and exterior planting... Whether it is a town hall, leisure centre or a recreational space next to social housing, the landscape design, and its maintenance, is as much a representation of an organisation as the building itself. An aesthetically pleasing and a well-maintained landscape gives a positive first impression before a person even interacts with staff and services. There is also a growing recognition of the need for multi-functional landscapes that bring additional health and wellbeing benefits to both staff and visitors alike. Creating an exterior landscape The public sector continues to deal with budget constraints and a continued emphasis on doing more with less. With this in mind, an exterior landscape doesn’t have to be created from scratch and can be achieved relatively inexpensively. It is possible to create an impressive interior
landscape for, typically, much less than 1% of a building’s annual running costs, yet the benefits can often far outweigh those costs, resulting in a genuine return on investment. Workspace plant design experts are able to advise on how to tailor plants and shrubbery to meet specific needs. There are a number of key considerations surrounding landscape design. At the fore should be the end user, so it is important to consider who you want to use the space and for what purposes, e.g. relaxation, as a thoroughfare, for leisure. Do you want plants that will attract bees and other beneficial insects? What about using edible plants, such as herbs or even fruit trees, for a community garden or orchard? Another consideration is how to integrate the planting with an organisation’s corporate identity.
Corporate colours can be used with exterior planting to bring colour into the mix. Consider the use of creating planting beds that feature hardy, colourful plants with year-round interest. Take, for example, hanging baskets and window troughs – both live and artificial plants can be used throughout the year to maintain freshness and vibrancy. Ongoing grounds maintenance is essential to uphold standards and to ensure that care and attention is given to the exterior planting. Services may include grass cutting, leaf clearance, seasonal bedding planting, pruning and even snow clearance and gritting in the winter months. Another way of doing this is by blurring the boundary between inside and outside using interior landscaping to draw the eye to the outside world, by placing plants close to or next to windows. Furthermore, there have been a number of design developments that can provide a high level of greenery without encroaching on valuable space, such as living room dividers and framed plant art.

Heading inside Plants and greenery are by no means solely for the exterior of a building. Whether you’re looking for a living green wall or a potted desk plant, the benefits are not only aesthetic but can actually improve the wellbeing of the personnel within a building. A report by Marlon Nieuwenhuis and her colleagues at the Universities of Cardiff, Exeter, Queensland and Groningen, supported by Ambius, revealed that plants in office spaces can increase employee productivity by 15% and improve workplace satisfaction by up to 40%. Additionally, research has consistently shown that when buildings have plants, reports of symptoms associated with Sick Building Syndrome (SBS) frequently fall – often quite dramatically. The future of planting in the workspace The realisation of the importance of plants in the workplace has led to new standards when it comes to the design and construction of workspaces. The WELL Building Standard (WELL), for example, which is administered by the International WELL Building Institute (IWBI), is the world’s first building standard focused exclusively on human health and wellness. WELL aims to ensure built environments help to improve the nutrition, fitness, mood, sleep, comfort and performance of the occupants, and it is the culmination of research by scientists, doctors, architects and wellness thought leaders. The initial standard was launched in the US in October 2014, with a number of UK businesses now realising the proven benefits behind improving the built environment. The research used to develop WELL alongside wider academic study, clearly demonstrate how a green and enriched workspace, inside and out, can positively influence wellbeing. Public sector organisations that do rethink their environment are likely to benefit from improved positive perceptions from the public, employees and stakeholders alike.

Over the next five years, it is expected that the number of teams at each of those clubs will increase by 40%. Kane joined the local 16-18 year olds in an impromptu keepy-up session at the opening, which was also attended by Peter May's widow Virginia, who said: “The new pitch is absolutely wonderful and I was thrilled to officially open it with Harry.” He said: “It looks fantastic; I wish we’d had this when I was playing down here. I learnt my football trade in this part of the world, so I know how much this new pitch will mean to the local community. This facility will inspire more people to get involved in sport and in doing so will create quality, home-grown talent and increase participation levels in football.”

Where there’s a will, there’s a play Danny Phelan, national sales manager at Panel Systems, looks at how schools are making the best of their outdoor spaces and, in doing so, encouraging greater participation in sport and physical activity... A report by Play England: Design for Play: A guide to creating successful play spaces, outlines the importance of having relevant and well-designed play spaces to the health, physical and mental development of young people. It describes how children explore the world and learn through play, enabling them to develop a sense of wellbeing, socialising and improving their interpersonal skills. The report outlines how play is essential to children and young people’s physical, social and cognitive development, particularly outdoor activity, which provides unique opportunities to experience the elements and how it gives them a sense of wellbeing and enjoyment. With the benefits of outdoor play being widely recognised, retaining
good quality, interactive play areas has become all important. Over the years, many schools have come under pressure to balance the books and some have found the only option was to sell their sports and recreational land to meet financial needs. Despite the Government insisting on authorising these sales, it still means that, over the past 12 months, around 27 schools have been given permission to sell some of their playing fields. Following the London 2012 Olympics, many schools had an objective to increase sport provision and create an inclusive space for children of all ages and abilities to play together during PE classes or break times. Since then, there has been some funding available via Sport England
to enable schools to make better use of what may be smaller, more compact play areas in order to generate even more productive play. Schools have been able to increase their sports provision by creating multi-sports areas within a more restricted space. Often, these areas are enclosed and are designed to cater for a variety of play options. In many cases, they feature a wetpour surface laid on existing tarmac, this ensures optimal shock absorption and minimises the risk of injury. This means that children can engage in traditional ball games, such as basketball, netball and football much more easily. In some cases, this has included the installation of new, multi-use sports areas to complement

existing outdoor green spaces. The main objective is to increase school’s sport provision and create an inclusive space for children of all ages and abilities to play together. As it is really important for schools to get this right, the decision often involves school governors, pupils and PE specialists in initial consultations and a specialist playground equipment manufacturer designs a bespoke solution that meets all the requirements. The main purpose is to make these spaces interactive. The way this is achieved is through the activity panels around the perimeter of the space featuring attractive, bright, digitally printed
designs, which complement floor patterns to enable the children to generate their own games. Often a de-mountable sports net is attached to the central posts at each side of the court for netball or volleyball practice. The areas are often designed to accommodate a group of 60 children, or two classes at the same time, and allow the school to optimise their outdoor space. The activity panels are produced from robust, weather-resistant materials, such as solid grade laminate. As a specialist contractor in play and outdoor recreation, we provided cutting and machining of edges and drilling of fixing holes into the panels, for ease of installation on site. One such school which has enhanced its play provision with a perimeter enclosed multi-activity play area is St Joseph’s Catholic Primary, a Catholic Voluntary Academy in Handsworth, Sheffield. The panels were supplied as part of the Primary Spaces programme through Sport England to help schools create outdoor multi-sport areas that can be used within the curriculum and out of school hours. In doing so, the school created an inclusive space for children of all ages and abilities to play together. The fully-enclosed configuration can easily accommodate a group of 30 children and allows the school

to optimise its outdoor space. It is a vibrant, colourful space where children can interact and learn, with fun graphics on the panels enabling the children to get the most out of their play time. So, it is satisfying to see that, despite the challenges facing them, schools are being able to maximise their more compact spaces with a more interactive sports and play provision that is inclusive and engaging for all. The end result is pupils who are more engaged and better socialised, while the main objective, to benefit their physical health and wellbeing over the-long term, has been realised.

Building materials supplier to the construction and infrastructure industry, Aggregate Industries UK, has named Eddie Stobart as its Concrete Products Division’s new logistics supply partner. Sarum Academy in Salisbury has regenerated its external grounds, as part of a larger £15.5m redevelopment, using a proven permeable paving solution from Brett Landscaping. The eye-catching scheme has been created using Piatto Block paving with its vibrant colours and clean, modern design, combined with classic Omega and Omega Flow rectangular block paving. The Omega Flow permeable paving allows rainfall to permeate naturally between the paving blocks into a permeable sub-base as part of a SuDS solution designed to help prevent flooding. This product selection has been used to create a variety of patterns which complement and reflect the contemporary lines of the school itself.
Gripsure creates a safe place to play
Children at a Marriott primary school are benefiting from a new outdoor learning space, which has regenerated an area of the playground that was previously unusable. The Learning Zone has been designed to support educational activities and includes a pirate ship, amphitheatre, climbing area, sand-pit, messy kitchen, large water zone, den building poles and a balance bike area. Anti-slip decking from Gripsure provides a safe, attractive and hardwearing surface for the new space. With built-in drainage, the Gripsure Aquadeck decking also helps with water management. The rubber infills mean the decking is soft and non-abrasive, offering a gentler landing. Offering consistency in colour and texture, Andover Washed allows different patterning effects in adjacent areas to be created. Plotting a path through the trees – constraint or opportunity? What is the best way to navigate trees on a development? Tom Luck, sustainability consultant at Eight Associates, discusses... Trees can be assets; they are widely understood to contribute to people’s wellbeing, enhance a development’s desirability and value, reduce noise and the visual impact of traffic and even their shade can help reduce energy costs. Local and central government have long taken steps to protect the tree stock, but often a development site is acquired and an outline design undertaken, before tree advice has been sought.
The early valuation of tree quality can enable a project design to be flexible enough to incorporate high quality trees – and the ability to integrate trees into close proximity of the project has been shown to increase floor area by more than 10%. However, proposed developments that show the removal of trees that the local authority considers valuable, often falter at planning application stage or require rushed amends to the
design at the cost of building design and floor area. A tree preservation order search should be conducted before acquiring the site. It is an offence to cut down, wilfully damage or destroy a tree protected by that order without the authority’s permission. Owners remain responsible for trees covered by tree preservation orders, with fines of up to £20,000 for damages to protected trees.

The first project design often assumes that the removal of trees is necessary to allow for construction facilitation, such as access, installing utilities or car parks. A tree survey, conducted by an arboricultural consultant, must be submitted where there are trees within, or adjacent to, a proposed planning application site, which could be affected by the development. A tree survey is required to inform the impact assessment, which is used by the local authority to draw conclusions about planning permission. Arboricultural advice at this stage could enhance the design by showing how light construction techniques are possible within the Root Protection Area (RPA) of trees. Trees have three fundamental requirements – light, water and aerated soil. Tree roots are generally found in the top 800mm of soil and extend via the path of least resistance radially from the stem. The BS 5837:2012 Trees in Relation to Design, Demolition and Construction – Recommendations, provides a calculation for establishing the area around a tree in which roots are likely to be found. The RPA can be calculated by multiplying the stem diameter by 12, at 150mm from ground level, to provide a radius from the stem. Two regular causes of damage to trees include soil compaction and root severance. Soil compaction can be caused by vehicular or pedestrian traffic through the RPA, squeezing the oxygen held in the pores of the soil. Root severance occurs during excavation works within the RPA. There are technical solutions to construction within the RPA of existing trees: One option is Cellular Confinement Systems (CCS). CCS is a versatile hard plastic mesh, which can be overlaid on soils to spread the load laterally and drastically reduce soil compaction created by pedestrian and vehicular traffic. This is a nodig solution, as the CCS mesh is laid over the existing soil and filled
with a clean, granular sub-base to allow for soil aeration. This is levelled and compacted, topped with a further layer of geotextile and a sub-base, and a permeable surface added, such as porous asphalt, porous block paving, and gravels. This system is appropriate for driveways and car parking solutions in and around existing trees on site. Traditional strip footings can result in substantial root loss. Using the smallest practical pile diameter when installing piling near trees reduces the possibility of striking substantial tree roots – and reduces the size of the rig required to sink the piles. In some cases, it is possible to insert specially engineered structures within the RPAs. The viability is assessed through an exploratory investigation involving the careful excavation within the RPA to create a number of concrete columns to support a cantilevered slab. A ventilated air space between the underside of the slab and the existing soil is needed to enable gaseous exchange through the soil and a specialist irrigation system is required. These and CCS solutions must adhere to BS 5837:2012, advice from a suitable engineer, specialist arboriculturalist and the local authorities’ requirements. Is it worth the effort? Yes, in nearly every case. For example, if boundary trees that have been identified as good quality and a prominent landscape feature are on site it is possible, with some relatively minor rearrangements, to extend into the RPAs for the driveway and parking. The consideration of trees on development sites is often seen as a hurdle. Working with an arboricultural consultant as early as possible in the project means the expert consideration of existing trees on site could lead to a smoother journey through the planning process, and a viable design with a maximised footprint.

The QRL Radiator Group has become the first radiator manufacturer to be granted verified status for its T22 Compact radiator by the Energy Saving Trust – marking the creation of a new, dedicated radiator category for the efficiency organisation. The Energy Saving Trust’s verification scheme provides independent evaluation of product performance for energyefficient products. The organisation awarded the verified status to QRL’s flagship T22 Compact panel radiator. The verification compared the QRL T22 Compact with like-forlike products from its eight main market competitors – with QRL’s model consistently coming out on top in terms of heat output performance.

When Rostock High School in Germany undertook a major refurbishment, the local education authority decided it should become an Energie Plus project – a project that generates more power and energy than it actually consumes – and Discrete Heat’s ThermaSkirt was chosen as the heating solution. To achieve Energie Plus, the school was renovated using solar PV panels to the roof and front elevation, plus two wind turbines. However, with two thirds of the building at least 20 years old, it was clear that a conventional heating emitter solution was not going to suffice. ThermaSkirt is a radiant heating system that is designed to replicate a skirting board trim or profile. Made from aluminium, the warm water from the primary heat source passes through integral tubes on the back of the profile. The front face then heats up and radiates heat from a low level all around the room, providing evenly distributed, comfortable heat.

It runs over two days and comprises a theory and practical exam as part of the final assessment. The condition and quality of a university’s estate has an increasingly significant influence on a potential student’s decision about where to study. Following the trebling of tuition fees in 2010, a substantial change for universities in England, students now expect to get great value from their university experience – and not just in terms of academia. As a consequence, they have shifted to a more consumerfocused position, placing additional
pressure on the university sector and demanding improved facilities and experiences. Universities must strive to maintain an attractive estate without increasing operational costs. Estates and facilities management is an area that represents 11% of the university sector’s total spend and a total revenue expenditure of £2.0bn. Educated Savings, a study commissioned by Travis Perkins Managed Services
and published by MindMetre Research, has revealed that universities across the UK could save 10% on their estates repairs and maintenance (R&M) costs through the implementation of efficiency drives; particularly around the procurement of materials. R&M makes up 38% of total estates management spending and should be – based on other public sector examples, such as social housing and NHS – targeted as an area for

own R&M workforce, known as a direct labour organisation (DLO). Educated Savings also shows that, contrary to widespread belief, the majority of universities (88%) still employ an in-house Buildings Repair and Maintenance unit, with only 12% outsourcing this function. An in-house workforce allows universities direct control over implementing cost-cutting and efficiency drives. The streamlining of R&M materials supply chains, with measures such as just-in-time stock management, transparent job scheduling and improved price negotiation could significantly reduce expenditure and increase workforce productivity.

Pupils need toilets
Over 10% of our schoolchildren have a continence problem. Bladder and bowel conditions are proven to impact on physical, emotional and psychological health and wellbeing, and impact on a child’s education. Anecdotal evidence implies up to 25% of a child’s reception education could be missed because they are being taken out of class to be changed. “Soiling has other considerations too,” observed Robin Tuffley, marketing manager at Clos-o-Mat, which manufactures the UK’s biggest-selling wash and dry toilet. “What about hygiene, not just for the child, but the member of staff helping them? What about privacy? Independence? Learning personal care skills? Simple – switch a conventional WC for a wash and dry toilet. A lesson in geometry
A combination of high performance flooring from Polyflor’s luxury vinyl tile and sheet vinyl flooring ranges was recently used to create a dynamic, geometric flooring design at Solihull School’s brand new Sixth Form centre. Pearlazzo PUR homogeneous sheet flooring was used to produce a hexagonal patterned floor design in the centre’s breakout and dining area while Expona Control PUR luxury vinyl tiles created a pathway through the common room area and into the adjoining corridors and staircases. Sean Morgan, senior deputy headmaster at Solihull School commented: “We wanted to create a bright, modern space that will motivate our students. Polyflor flooring fitted our needs perfectly, being both practical and visually appealing.” Four shades from the popular Pearlazzo PUR collection (Mineral, Rain Cloud, Charcoal and Sunrise) were selected to create the geometric flooring design, with hexagon shapes created by Polyflor’s in-house design service.
Integritank, the waterproofing of choice
Stirling Lloyd’s Integritank system has been used for the waterproofing for the North West phase of the Priority Schools Building Programme. The works were completed in March 2016, benefiting seven schools and 4,000 children. Between 1,000 and 2,000m2 of Integritank was applied at each school. Stirling Lloyd’s cold, spray-applied system can be applied to seven-day old concrete and its fast curing time of 30-35 minutes was a major factor in the waterproofing work being completed on time and enabling other trades to rapidly access the roof. It also improved on-site health and safety with the added benefit of speedy application. In fact, the use of Integritank as the waterproofing system meant that the schools were effectively, efficiently and quickly waterproofed with three weeks of programme time being saved at each of the seven sites.

Portakabin has provided 650 children with a 2,100m2 interim school after Newman Catholic School in Carlisle was devastated by floods. 12 single modular buildings were provided by Portakabin during the Christmas break. These classrooms were located on the site of a former primary school and supplied with furniture, data communications and alarm systems as a first response to get the school up and running again. The buildings were then replaced with 24 general classrooms and highly fitted-out specialist rooms including ICT, design and technology, food technology and science, all delivered in just 12 weeks. The interim school, which is designed and built to permanent standards, will be in use until a long-term solution is developed.

Pop-up classroom
An extra 30,000 student places have been made available in England this year, and the Russell Group has estimated that more than £9bn is being spent on capital projects by its 24 world-class universities. One of the Russell Group of universities is University College London (UCL) where Portakabin constructed a pop-up learning hub in central London in just nine weeks from receipt of order to handover. This is to help address the surge in student numbers and was achieved with no disruption to teaching. The new learning hub was installed in just two days, ready for the start of the academic year. It would have taken many weeks had the building been constructed using site-based building methods.

Vinyl flooring for a bold design
Affinity255 PUR luxury vinyl tiles from Polyflor were recently used to create a simple yet stunning floor design for a refurbished common room area at Nottingham Girls’ High School. The contrasting Champagne Oak and Jet Black Ash wood-effect designs from the Affinity255 LVT collection were installed by local flooring contractor, Slack & Co Floorcoverings. A large square was created using the Jet Black Ash shade in the centre of the floor to contrast against the common room’s white furniture. Portakabin Group helps meet demand
The Portakabin Group has completed its sixth project for the London Borough of Barking and Dagenham Council (LBBD) – a £5.3m school building constructed using a Yorkon off-site solution. The contract for LBBD via delivery partner, Thames Partnership for Learning, was the second phase of a primary school facility built by the Portakabin Group in 2013. The Portakabin Group’s design and build contract included a full turn-key service, comprising design, planning, off-site building manufacture, ground works, fitting-out and provision of a multi-use games area, football pitch, and additional play areas. A multi-purpose hall was also constructed as part of the package and links the new building to the first phase. A pre-installed Yorkon concrete floor minimised work on site and is providing enhanced acoustics and a high quality, robust finish for a demanding school environment.

Long-lasting solution to roof issues
The exceptional waterproofing and durability properties of Sika-Trocal single ply roofing membrane have proved their worth on a highly challenging project to refurbish a number of roofs at a busy college campus. The roofs on five buildings at MidKent College’s Maidstone campus had reached a state of disrepair due to wear and tear, with water ponding on the roofs, leading to water ingress. Sika-Trocal S provided the solution. A total of 4,200m2 of 2mm thick Sika-Trocal S was specified by contractor, K&S Construction, for the project which was carried out during term-time and with minimum disruption to buildings on site. The application of Sika-Trocal S was designed to minimise the standing water risk and ensure correct falls towards appropriate outlets and hoppers.
Big Foot lends its support to university
Sussex-based Big Foot Systems has supplied a range of rooftop support solutions to a prestigious university research facility. A state-of-the-art facility, the project required extensive mechanical and electrical installations for the biomass plant and specialist equipment needed for its bioenergy research. Big Foot Systems’ HD Cubes, HD Frames and fabricated solutions were used as part of this impressive project to support the building services. As the roof was constructed using delicate single-ply membrane, a support solution was needed that would not damage it. The contractor therefore specified Big Foot’s non-penetrative supports, selecting a range of products to support chillers, air handling units, fans and ducts and a large elevated louvre screen.

Hauraton channels used as perimeter drainage at Brooke Church of England School Brooke Voluntary Controlled (V.C.) Church of England Primary School is located at the heart of Brooke village, about six miles south of Norwich and off the B1332 to Bungay. The Brooke Primary School is a brick building surrounded by an asphalted playground which tended to flood when there was heavy rain. As part of a number of measures designed to reduce future flood risk it was decided that the existing drainage needed to be upgraded. Carbon emissions cut
Thousands of new RIDI LED luminaires, including ARKTIK ME, WL and F-LINE fittings have been installed at the University of Greenwich as part of a lighting overhaul, dramatically cutting carbon emissions and improving the building environment. Several months on from York’s devastating floods, the playground at Huntington Pre-school was still out of use, having been irreparably damaged and contaminated by heavily polluted flood waters. A team of volunteers from the Portakabin Group then stepped in to rebuild and transform the children’s facilities. 15 staff from across the business offered to help and were supported with the donation of plants, trees, equipment and building materials from a number of local companies. Portakabin also supplied a range of recycled materials to create a series of raised timber planters, a stage, a water play area made from off-cuts of plastic guttering and mud kitchens from recycled sinks. Lynne Britton at Huntington Pre-school, said: “A local parent who is also an employee at Portakabin, visited us and said they may be able to help. The Portakabin team was absolutely amazing.”

Floating ceiling for Aberdeen Uni
Hunter Douglas has created an impressive 450m2 circular floating ceiling in the reception area at the Sir Ian Wood Building, part of the £120m Garthdee Campus at Robert Gordon University, Aberdeen. The open linear ceiling, in multi-width module American Red Oak, provides a natural feel within an ultra-modern building that is otherwise constructed from glass, hard masonry and cladding. Architect, BDP of Glasgow, asked Hunter Douglas to provide three widths – 63, 90 and 117mm – to provide depth and visual interest. The linear system comprised a 15mm gap with an overall module of 105mm average and the gaps were infilled with 15mm acoustic fleece. The panels were finished on three sides with UV resistant varnish and were also treated with Magma fire treatment, ensuring that the ceiling achieved European fire class B-S2-D0 – the highest classification available for wood products.
SILENT STUDENTS Interiors which can generate the most unacceptable noise and echoes are most likely to be those where young people gather for work, play and socialising, such as schools, leisure centres and swimming pools. To protect Hydro-Québec’s new data centre being built near Montréal, intelligent fire systems manufacturer, Advanced has teamed up with Roberts Fire Protection (a division of Vipond) to provide fire protection to the installation. Data centres are dedicated spaces where companies can keep and operate their ICT infrastructure. The environment is strictly controlled in terms of temperature and humidity and facilities usually include power supplies, backup power, chillers, cabling, fire and water detection systems and security controls. After a competitive tender, Advanced’s Québec partner, Roberts Fire Protection, was selected to provide over 200 smoke detectors, 120 horn strobes, 40 pull stations, 12 Vesda units, three network panels, a BMS interface, an annunciator and other ancillary equipment – all controlled by and linked to three Axis AX fire panels. How to stop crying wolf: Minimising false alarms in public sector buildings The minimisation of false and unwanted alarms has long been a key issue to consider when it comes to the specification and maintenance of building safety. However, for facilities managers, reducing false alarms is high on the agenda now even more than ever. For public sector buildings, this is of extra importance. Lee Jasper, head of product and solutions group, Tyco, discusses... The majority of public sector organisations have a responsibility to protect people and visitors beyond their own employees, and often these groups require particularly rigorous fire and safety procedures. This could range from patients in a hospital, to children in a school, to residents in a care home. Decreasing disruption Whatever the building, any facility installed with a fire detection
system will need to address the issue of false or unwanted alarms – which can be incredibly disruptive, particularly if they lead to unnecessary evacuation. Should a school building be evacuated, crucial exams could be disrupted. If a healthcare organisation experiences a false alarm, highly sensitive decisions need to be made regarding people in life-threatening conditions. Even worse, should a large
number of false alarms occur, it could result in the unfortunate consequence of those using the building becoming complacent to the sound of an alarm and failing to respond to the warning of a real fire. More broadly, false alarms are an incredible drain on public sector resources. According to the London Fire Brigade (LFB), around a third of all calls attended are false alarms, leading to many

fire brigades reviewing their policies on false alarms. Some facilities managers could be unaware that the local fire brigade might not respond to an alarm activated by an automatic fire detector due to their false alarm policy. Furthermore, since January 2014, the LFB charges businesses if it has to attend more than ten false alarms in a 12-month period. This is to ensure fire-fighters are available to attend in a real emergency and not at the scene of a false alarm. Modernising strategies For public sector organisations looking to improve safety and reduce false and unwanted alarms, it is clearly advisable to implement a well thought-out fire safety strategy that takes into account the necessary risk assessments across each of these possible triggers and situations. This is crucial in order to identify and, wherever possible, eliminate the potential scenarios in which false and unwanted alarms could occur. Many public sector facilities are historic buildings, for example, local government buildings are retained for the legacy they represent. As such, extra care should be taken when ensuring these buildings are protected by an effective fire detection and alarm system, enabled by digital technology. Embracing technology If an existing system has been prone to false alarms, it is advisable to look at incorporating intelligent fire alarm detection devices. By using interactively adjusted algorithms these can establish if the detected properties of carbon monoxide, heat or smoke correspond to those held in memory for real fire events. By utilising this type of detection technology, steam from a shower, for instance, will not
trigger an alarm. It can also be incredibly beneficial to have a fire detection system integrated with other security technologies, such as CCTV technology, to aid the early detection and verification of fires. Once a fire detection and alarm system is in place, although it might sound very basic, facilities teams must ensure that all staff tasked with using the fire controls are trained to do so. Also, if the system is linked to an Alarm Receiving Centre (ARC), and is scheduled for testing, facilities managers should inform the ARC before and after the event. Maintaining standards With an appropriate fire detection and alarm system installed, there must be a programme of planned, preventative maintenance in place to support it. In England and Wales this is a legal requirement under Article 17 of the Fire Safety Order (FSO), and its equivalent in Scotland and Northern Ireland. The advisory engineering best practices as to how maintenance should be carried out can be found in British Standard, BS 5839-1:2013. Facilities managers should ensure that their fire detection and alarm system is maintained by a competent servicing organisation. The number of maintenance visits required per annum is determined by the fire risk assessment and should take into account the level of risk (to life, property and business continuity), complexity and size of the system. The minimum is two visits per annum, four is the norm. Such maintenance visits will allow the servicing engineer to work with the facilities team to identify any persistent causes of false alarms. All public sector buildings must be protected by a well-designed, installed and regularly maintained fire detection and alarm system.
With an appropriate fire detection and alarm system installed, there must be a programme of planned, preventative maintenance in place to support it. Lee Jasper

Knowledge gap exposed
A survey following a series of in-depth presentations at the recent Housebuilders’ Fire Protection Seminar – hosted by SIG – has revealed that there may be a knowledge gap amongst housebuilders regarding the correct specification and installation of firestopping measures. Taking the stage to open the event, Paul Gordon, MD of SIG Distribution asked the audience whether they believed their projects had appropriate fire-stopping, repeating the question once the event concluded. From the beginning to the end of the seminar, the number of attendees that agreed shifted from 72% to just 40%, highlighting the current knowledge gap in the industry.

Life saving cycle safety kerb
Charcon, the commercial hard landscaping division of Aggregate Industries, has manufactured and supplied 24,000L/M of Eco Countryside Cycle Kerb for the Mayor’s flagship Cycle Superhighway 2 (CS2) between Aldgate and Bow in London. With more than 60 collisions involving injuries to cyclists recorded on the corridor annually, Charcon was commissioned by TfL in 2015 to design and deliver a solution that would literally save lives. In partnership with Ringway Jacobs, Charcon’s technical department designed a 500mm-wide Eco Countryside Cycle Kerb segregation system as an alternative to granite kerb with a concrete block paving inlay previously used. The bespoke design features a bull-nose edge running along the carriageway, capable of withstanding vehicular impact, while a full batter profile on the cycleway side significantly reduces the chance of cyclists catching a pedal. A frog in the base of the unit improves the key into the bedding material, further reducing the weight of the unit and assisting installation.
Aico keeps tenants safe in their homes

Berwickshire Housing Association (BHA) has announced its decision to install sophisticated Aico Smoke and Heat Alarm system solutions to reduce call outs, provide tenants with more control, enable alarm data extraction and connect with external telecare systems. BHA has 1,800 homes in Berwickshire and Berwick-upon-Tweed, from single's flats and family homes to bungalows adapted for disabled people and sheltered housing for older people. Aico's new mains-powered MultiSensor Fire Alarm, Ei2110e, will be installed throughout all of these properties over the coming years. David Gray, assistant technical services manager at BHA said: “BHA have decided to install MultiSensor alarms as part of our ongoing works and specification. Due to the dual sensors communicating with each other, BHA foresees a reduction in call-outs to electricians for alarms sounding when no fire is present.”

As part of the huge amount of equipment that is being set up at Rio to support the team, which includes telecomms and radio systems and performance analysis systems, the performance services team has hired eight Life Point Pro AEDs (automated external defibrillators) from Bull Products. The on-site availability of such AED devices can literally make the difference between life and death of an individual and when operated by a trained user can raise the chance of survival by a massive 75%. The Life Point Pro AED comes in a neat protective carry case and can be deployed quickly in the event of sudden cardiac arrest (SCA). Although training in the use of the equipment is recommended, the unit features real-time voice commands and step-by-step guidance. There is a simple three-step operation of simply turning the device on, unpacking the pads and attaching them to the patient’s chest, followed by defibrillation by pressing the shock button.

When it comes to specifying windows for education facilities, the learning curve can be steep. Increasingly, architects and contractors working in this sector are facing a new challenge, with the requirement for schools to move away from a traditional reliance on mechanical heating, ventilation and cooling systems to reduce carbon emissions and lower energy bill costs. As a key aspect of the external envelope, window systems have a huge impact on determining the overall energy efficiency of a building,

With multiple boxes to tick, finding a system that can provide the required U-values, acoustic performance, aesthetics, safety, security and cost can be a challenge and this has had a major effect on the way that window systems are both manufactured and specified. Natural learning environments To help reduce the use of central heating systems and air conditioning within schools, specifiers must look at alternate
solutions to control the internal temperature of a room to create a pleasant environment for both students and teachers. vents can help remove any excess heat and carbon dioxide. The unique requirements of a school environment also influence the size, shape and positioning of windows. For example, it is vital that all window openings are both safe and secure, particularly at low levels to prevent falls or trapped fingers. Windows must also be of a significant size to provide adequate daylight penetration
to reduce lighting costs but also need to be easily operated and controlled by occupants, either via automatic or manual controls, to avoid excessive solar gain. Understanding U-values When it comes to U-value ratings, less is more and the lower the figure, the more heat is retained. The U-value of a window system is dependent on a number of factors including the frame material, the type of glazing and the use of a warm edge spacer bar, which provides the space and insulation between the two or three panes of glass. By achieving U-values that are far lower than those stipulated in Part L of the Building Regulations, the thermal performance of a building is not only improved but, significantly, major improvements can be made to the overall carbon footprint. Cutting the carbon The need to reduce the carbon footprint of a building is a challenge that has long faced specifiers working in the education sector and those involved with projects across London must meet even stricter targets, with the Greater London Authority requiring buildings to outperform the criteria set out in Part L of the Building Regulations by
a minimum of 35%. Cost constraints inevitably mean that this reduction needs to be made, at least in part, before renewable energy solutions are considered. As a result, specifiers are increasingly looking at ways in which more traditional products can provide better results. The development of aluminium window systems that offer low U-values but are competitively priced are providing the solution by potentially enabling carbon savings of up to 3% to be made. By cutting back on CO2 emissions through the specification of low U-value windows, the project team potentially has the flexibility of looking at making monetary savings in the overall build cost by reducing the need for other, often more expensive, sustainable features such as photovoltaic roof panels or underfloor insulation. In the frame The characteristics of aluminium frame window systems also make them suited for use in school environments. Robust and durable, aluminium frames are easy to maintain and are fully recyclable. High performance frames that provide exceptional thermal performance and require minimal maintenance can also be a cost-effective alternative to using energy efficient triple-glazing which, when used in a high-traffic environment such as a school, has a higher risk of breaking and would be more expensive to replace. With the urgent and ongoing need to create more effective educational establishments and provide additional school places for the county’s growing population, designing and building schools that are built to last has never been more important. Fortunately, the new generation of aluminium window systems are providing specifiers with flexible solutions to meeting the sector’s often inflexible design challenges.

University cuts energy costs and boosts lighting control The value of wireless lighting control solutions has been emphasised with the impressive results achieved for a leading UK university by Harvard Technology, manufacturer of energy saving wireless lighting solutions. Oxford Brookes University has invested in the latest wireless lighting control solutions to manage lighting and, as a result, has already made significant energy savings equating to £13,000 per annum... Lighting can have a huge drain on the financial resources of universities and Oxford Brookes, which has five campuses and 14 residential sites across Oxford and Swindon, sought to utilise advancements in the latest technologies to decrease costs, reduce carbon emissions and gain greater multi-site control of its lighting. The university wanted to exploit communication technologies across the campuses by maximising the opportunities provided by the Internet of Things (IoT). As a result, significant investment was made in a wireless solution that could not only be used to control lighting but also link with building systems already in use across the estate. Several issues had previously hindered the implementation of such a solution. Complex wired
systems, employed across areas of the estate, had proved extremely problematical to manage, with a requirement for specialist knowledge and training to operate them which the university wanted to avoid. The university understood the importance of specifying a system which would be intuitive, flexible, yet less complicated than the wired system employed within other areas of the estate. In addition, the specified system had to compare favourably in terms of costs, when likened to a wired DALI-based solution. Oxford Brookes University turned to Harvard Technology to improve the quality of lighting for students across facility. The university sought the latest developments in wireless lighting control technologies, with the stand out solution being EyeNut.
Complete campus control EyeNut is a cloud-based, remote access, wireless control monitoring and management system for indoor lighting which gives users the freedom to commission, configure and completely control lighting with multi-site control from a single hub. Through the solution’s intuitive Graphic User Interface (GUI) usage patterns can also be flagged-up to enable the most effective energy strategy to be implemented. Luminaires can be switched or dimmed collectively, or individually and scheduled to activate lighting when needed. Information on testing for audit tracking and energy hotspots can also be accessed. MARMOX MULTIBOARD PETERBOROUGH POOL Swimming pools present a notoriously aggressive environment for building materials including reinforced concrete, so it is a measure of Marmox Multiboard’s inherent durability and other attributes that it has been specified for an unusually challenging refurbishment contract at a leisure centre in Peterborough. The Regional Fitness & Swimming Centre is just a short walk from Peterborough Cathedral in the city centre and is popular with families as well as clubs and schools, attracted by the facilities and modern styling. Unfortunately, however, the warm moist conditions had caused areas of the paintwork around insides of the very large skylights to peel. High above the water and with asbestos present in the original lining panels, this meant a maintenance nightmare. Main contractor Amey was successful in tendering for the wider project, but brought in Commercial Rope Access with its team of abseillers to tackle relining the nine rooflights: each of which measures 8.5 x 4.5 metres and is five metres deep. Working at night, the four man team, with a fifth assisting on the ground, erected an ‘umbrella’ structure beneath each rooflight in turn to prevent any tools or debris falling into the water. Then following the specification for the upgrade, half-size sheets of Marmox Multiboard, measuring 1250 x 600 mm, were able to be fixed directly over the top of the existing asbestos based substrate, the Multiboards also offer a greatly improved thermal performance which will help prevent problems of condensation forming. The boards had been treated with one coat of EP150 on the reverse side and received a further two coats on the visible face. Despite the working time restrictions, the difficulties of accessing the upstand areas and the care required in dealing with asbestos in such a public space, the refurbishment of the rooflights was successfully completed with three months. Marmox Multiboards are manufactured from extruded polystyrene or XPS and offer a range of positive physical characteristics in addition to being fully waterproof. They are both light to handle and easy to cut, while still being able to sustain substantial loadings if required.

as EyeNut Adapters and 60 occupancy sensors. The solution controls 82 standard and 31 emergency commercial interior luminaires, including recessed modular, recessed downlights, surface linear and surface circular bulkheads; as well as an assortment of emergency exit signs. Making the grade To begin with, EyeNut was rolled out across the Lloyd building and International Centre, together with new efficient LED fixtures. Initial savings reduced the new LED lighting load by 30% in the International Centre alone. The reductions were attained through the implementation of control strategies including daylight dimming and occupancy detection using sensors. Lighting levels were subsequently reduced to reflect the tasks undertaken within the building which resulted in further energy savings, equating to a total of 48% of the new LED lighting
load equivalent to £13,000 per annum. Wattage per square metre in the International Centre was reduced from 5.47 W/m2, with LED lighting without controls, to 2.84 W/m2 with EyeNut and the optimised lighting levels applied. This provided significant financial savings for the university. Equally fundamental to Oxford Brookes were the long-term savings that could be achieved by effectively managing lighting throughout the campuses. Such careful management not only reduces energy costs, but also the associated expenditures for ongoing maintenance. New roofline colourways
Roofline and rainwater specialist, Swish Building Products has introduced two new colourways to its extensive range of cellular PVC facia and soffit products. The new colourways –foil wrapped Cream and White – have been developed in answer to increasing specification and trade demand for materials which co-ordinate with similar PVC door and window components used in new build housing and refurbishment projects. According to Swish, colour is becoming more popular and the two new shades will be produced in many of the traditional board sizes and profiles in its roofline range, as well as the usual joints and corner units required to complete an installation. Cellular PVC is widely used as a replacement for timber boarding because of its superior durability and maintenancefree characteristics. At the refurbishment of the multi-storey car park on Walkden Street in Mansfield, Sika supplied a range of repair systems to transform the ageing site into a safer, brighter and more accessible modern parking facility. Sika provided a number of concrete repair solutions including Sika MonoTop concrete repair mortars and Sika Galvashield galvanic anodes for corrosion control for the soffit areas, followed by the application of Sikagard-675 anticarbonation coating. This was also used on the lower decks to seal around gully outlets to prevent water ingress into the shops below. Approximately 4,600m2 of Sikafloor Pronto fast-curing decking system was applied to the entire deck area and access ramps to provide a slip-resistant and hardwearing waterproof surface.

Drivers embraced the superheroes and villains theme as they headed from Northampton to St Tropez in June to raise vital funds for Prostate Cancer UK. This was the seventh year in a row that Keyline organised the event and those who took part are hoping to raise in excess of £100,000. 24 cars made up of teams from Keyline’s staff, along with its suppliers and customers, chose themes including Teenage Mutant Ninja Turtles, Catwoman, Thor and The Flash.

KEMPEROL MEMBRANES PUT PICCADILLY GATE’S ROOFS BACK ON TRACK Three roofs of one of Manchester’s most iconic office buildings have been refurbished with an overlay of Kemperol liquid membranes from Kemper System. Piccadilly Gate is home to various Government departments including Education, Ofsted and Highways England. The 125,000sqft building adjacent to Manchester Piccadilly Station was refurbished in a £25 million BREEAM ‘Excellent’ scheme in 2010. Issues with the integrity of the roof had continually plagued the building with leaks, resulting in unsightly staining to the suspended ceilings within. Consequently, the decision was taken to overlay the existing single ply roofing membranes on levels 10, 4 and 3 with a coldapplied liquid system from Kemper System. Roofing contractor, Castle Roofing, was appointed to carry out the works and selected Kemper System’s solvent-free Kemperol 2K-PUR as the most appropriate solution for the level 10 roof. Explains Mark Atherton from Castle Roofing: “The level 10 roof is directly above occupied office areas and is also the location for the building’s air handling plant, so nuisance odours could potentially have been transferred into the office areas. “As a result, we chose to use Kemper
System’s 2K-PUR system, which is solventfree and odourless, while still offering high performance and a BBA-accredited 25-year service life.” The level 4 roof is above the building’s record-breaking extra-long escalators and leaks from two water outlets had caused staining of the suspended ceiling. This roof was also refurbished as an overlay system, using Kemper System’s Kemperol V210. Having cleaned and prepared the existing roof surface, Castle Contractors applied a primer before applying the resin in a single wet-on-wet process in which the resin is first applied to the substrate; reinforcement fleece is then laid directly on to the wet resin, immediately followed by more resin on top. This ensures complete saturation of the reinforcement fleece. Once cured, the resin forms a seamless, elastomeric waterproof membrane that cannot delaminate, is UV stable and bonds directly to the substrate. For the green roof on level 3, Castle Roofing carried out the refurbishment in two sections, removing half the green roof medium and installing Kemperol V210 onto to the existing surface as an overlay before replacing it and lifting the second section so that the new roofing membrane could be installed. The second section was then reinstated, completing the programme.
Comments Jim Fozzard, building manager at Piccadilly Gate: “We needed a roofing system that could be installed quickly to prevent any further damage to the building’s interior, while minimising any disruption to occupiers and maintaining Piccadilly Gate’s high aesthetic standards. “Using Kemperol 2K-PUR on the level 10 roof meant that occupiers were not affected by any changes to air quality, while all three roofs have been overlaid using a seamless membrane without the use of hot works for a durable solution requiring no strip out.”

Micronics U3000 Clamp-on flow meters used to monitor heating and water consumption on university campus Excessively high energy consumption and an awareness of environmental considerations induced Northumbria University to monitor all campus boilers. It was important to know how much energy was required to heat
individual campus buildings and to reduce downtime of the heating and water systems. To that end, University estates staff called in Invisible Systems Ltd, a Cumbrian company who manufacture wireless energy monitoring and control software and hardware. A bespoke software programme
gathers all available data from the boilers and displays information which allows buildings to operate in an environmentally friendly way. A site’s operational consumption is made visible, highlighting where energy use can be reduced and where costs can be saved. If individual buildings were not in use, the flow of gas or water could be shut off and considerable savings made. Vahid Tambe, the company’s Technical Director searched the internet for suppliers of ultrasonic flowmeters and selected Micronics as they gave the best competitive quote. The Micronics U3000 and Calec ST ModBus were successfully used to calculate usage and control the boilers more effectively. Vahid was delighted with his choice of flow meters. “The U3000 proved itself simple to install as we didn’t need any specialist skills or tools. It just clamps onto the pipe then we connected the power and simply entered the pipe’s diameter.” Micronics flowmeters are a cost effective alternative to traditional in-line meter installation. Moreover, it was crucial for the University which is busy almost 24/7
that there is minimum downtime and maximum availability so the fact that dry servicing is possible was a distinct advantage. The University plans to install more Micronics flowmeters, particularly where they need to know how much energy is used in buildings part owned by them and part by a big supermarket chain.

Giving young adults confidence
A UNICEF accredited school is helping pupils with diverse abilities to be as independent and confident as possible, by heading to the toilets. Tor Bank School in Dundonald caters for 192 children aged between three and 19 with severe learning difficulties and/or physical impairments and has UNICEF Rights Respecting School status. As part of new facilities provided under the Public Private Partnership funding, the school has had three Clos-o-Mat Palma Vita wash and dry toilets installed throughout the single-storey building. The toilets complement the school’s eight hygiene rooms, which have a conventional WC with a shower, changing bench and hoist. Clos-o-Mat toilets look like – and can be used as – conventional WCs. They also have integrated washing and drying so the user is properly and consistently cleaned without them or a carer having to wipe clean with toilet tissue. The three Palma Vita toilets at Tor Bank have the manufacturer’s touch-sensitive operating switch as an alternative operating device and integrated fold-away arms for additional support.
Children’s hospice transformed with Forbo
When Naomi House Children’s Hospice underwent a substantial refurbishment, it was in need of a stimulating and calming environment for children that also addressed key areas such as infection control. Such specific flooring requirements meant that it called upon Forbo Flooring Systems and its integrated portfolio of products to help transform the building. Flotex carpet tiles are extremely durable as they are made from 70 million nylon fibres that not only ensure excellent sound absorption properties, they also capture allergens and fine dust from the air. Buildings accessed by the public are potentially doublediscriminating when they fail to provide appropriate toilets. New research by the Papworth Trust highlights that 17% of disabled people complained that accessing bathroom facilities when away from home created a barrier. “Many disabled children and adults need carer support to go out and about,” observed Robin Tuffley, marketing manager at Clos-o-Mat, provider of disabled toilet solutions. “If their carer needs the toilet, what are they supposed to do? Leave their charge alone? Failure to provide appropriate toilets is almost doubly discriminatory.” The solution is provision of either a Space to Change or Changing Places toilet. Avire has supplied LCD displays to two buildings in Shenyang, China, in partnership with Schindler. The lift safety and communication specialist has provided 37 C1 E-Motive displays for the China Resources MixC Shopping Mall, in Shenyang’s Golden Corridor Plaza. The 7” displays are installed in both the landing areas and lift cars. The 250,000m2, seven-storey structure features more than 200 shops, as well as catering and entertainment facilities. Avire has also supplied six, 15” C2 multimedia displays from E-Motive for the landing stations in China Resources Land Mansion, a 70,000m2, 36-storey office building also on Shenyang’s Golden Corridor. Avire designed the layout of both the C1 and C2 displays according to Schindler’s specific requirements.

Water management specialist, JDP, has supplied over 47 tonnes of covers and gratings from Peter Savage to provide effective drainage and water management for a £33m highway improvement contract on the A30 near Bodmin, Cornwall. Kier Construction was awarded the contract to dual a 4.5km section of the A30 between Temple and Higher Carblake, to provide urgent relief and ease congestion on the last section of single carriageway in this busy part of the region. As part of an effective drainage solution JDP’s water management team supplied a variety of covers and gratings including the Savage V-Max and Savage Ultra products from its depot in Launceston. All products supplied are fully H104 compliant.

Attenuation solution for Marton
Polypipe has seen its popular Ridgistorm-XL large diameter piping system installed as part of a water management attenuation solution for residential developer, Kensington Developments. Situated in the village of Marton, near Blackpool, the Magnolia Point development consists of 45 detached and 38 semi-detached, three and four-bedroom new family homes. Elluc Projects specified an attenuation tank formed of 482m of Ridgistorm-XL 1,200mm diameter SN2 pipe and fittings. Polypipe was able to take into account the site conditions in order to engineer the Ridgistorm-XL system to exact structural calculations. These calculations ensured that the Ridgistorm-XL system was designed to accommodate vehicles on site, both during the backfilling and post installation.

A Prime makeover to Salford University
Building envelope specialist, CA Group, has announced that its Prime V Rainscreen has been successfully installed on the Gateway Project, a state-of-the-art building set to transform the entrance to the University of Salford. The company manufactured and supplied its secret fix rainscreen which has been incorporated into the soffit of the entrance. This is the first time that this particular rainscreen solution has been used in an application of this kind. Prime V Rainscreen, which is based on a cassette panel mechanism that interlocks at the uppermost edge to conceal the fixings, was selected due to its aesthetic qualities which met the QD351 architect’s specification of a fix-free finish.

Church roof refurbished
Severe rainwater leaks in the auditorium at Bracknell’s Kerith Community Church were causing problems for those using the building, forcing events and activities to be cancelled. Local architect, Allen Associates, decided that a seamless, durable single-ply solution from Sarnafil would suit the project and offer the church protection for years to come. The Sarnafil Plus roofing system was chosen and the Sarnafil Plus technical team created a bespoke specification for the pitched roof – a fully adhered system including Kingspan insulation, Sarnavap 5000E SA (a self-adhered vapour control layer) and Sika Sarnafil G410-18ELF Lead Grey membrane.

A multi-storey car park in Leighton Buzzard is still benefiting from long-term protection, 27 years after the initial application of Stirling Lloyd’s Decseal waterproofing and wearing course system. Installed in 1989, with some replacement markings in 2003, the system was found to still be well bonded and continuing to perform well in October 2015 when contractor Amey returned to carry out further maintenance. Work to the waterproofing and surfacing systems only required the skid resistance to be enhanced by the application of Decseal Wearing Course to the driving aisles, where some wear had occurred over the 27 years of use.

Lee has been employed by Jet Aire for 2½ years, firstly as a CCTV engineer and secondly as a member of the Jet-Vac team. However, the team knew he could be of even more value by coming back into the office and helping to choreograph workloads and deal with any on-site issues.
